The standard phrase at the bottom of an MLS sheet :"Information deemed reliable but not guaranteed"Most agents will auto populated the taxing authorities square footage so more than likely their information is was incorrect.

I look for contractors who are Reliable, Responsive (they get back to you when you contact them), and Reasonably priced, and do quality work.

My preference would certainly to be able to find 1 person, who is reliable, sharp, and knowledgeable but afraid that they may not have the appropriate background and knowledge/connections when crossing neighborhoods (about 1-2 hours apart)

An action could theoretically, at least in VA, be brought on either a breach of contract grounds depending on lease terms OR negligence grounds, depending on the actions of the tenant.Either way, only a licensed attorney in your state could tell you with any reliability
