You may make less money but the quality of tenant, ease of management and less wear and tear on the property may make it worth while.

I'd begin advertising/put out the For Rent sign to start screening new tenants and I'd begin discussions about how I understand his problem and if he'll clean up this and that really good I'm happy to help by not pursing them for the rent owed if he leaves the keys on the counter and is gone by X date.

Assuming you have a budget of $1M+ I would recommend that you could start by building your investment portfolio through flipping properties in the SoCal area because the appreciation and quality of construction is pretty good.

You must use thicker/higher quality laminate for a rental. 4mm is only suitable for light duty.
