Being in a college town, allot of the prospective market does revolve around student housing.  

I'm now handling the property, didn't have to get bank financing, the renter will take care of all bills while I'm fixing up the lower unit and I'm already prospecting for a potential investor buyer looking for multiple income property that will Cashflow nicely.The point is you don't learn how to put something like this together without increasing your knowledge of properties, knowing what can be done in your market, and building relationships.

That is also an indicator of a poor tenant prospect - does not have enough money to pay the typical move in expenses for a new rental. 

Prior to this deal, my real estate experience has been finding rehabs for a flipper and he pays me $400 to bring him good prospects.

Don't be afraid of interviewing prospective tenants and doing a contract yourself.  

These are the best prospects at the moment.

I asked my property manager to be open about power bills during showings and let me know if it seems to be a problem for prospective tenants.
