My 2 cents in self storage is that you should really do your homework with current construction costs for this product type.

Or is it more likely a wood composition siding product?

I advise you to take this time to make sure you get a updated rental agreement/lease between you and him, after you do the repairs; take a long, slow video and lots of photos of his unit (& the whole building- especially rental & public areas) LABEL & SAVE the evidence in a safe place (or two!)

Their Commercial STR insurance product and services has served us well and I would highly recommend them from my personal experience. 

If you want to scale up - own more properties - this is a really slow way to grow.
