You referenced low vacancy but being able to plug in hard numbers to a calculator would be a tremendous (and precise) boon when using the BP calculator.

The rules about what constitutes an "egress window" are quite precise, so unless it's got a door in the bedroom I'd check up on what the local code requires rather than go by if it seems big enough to climb out of.
