We used it over a course of 10 years to gather enough tax free gain to buy a sailboat to live on for another 10 years (no way to 1031 into a boat darn it!!).

I was also looking at Heritage Lake but renters wouldn’t be able to do boats because it’s a private lake.

I’ve been looking at Inglewood and Palm Springs for the last year and I’m afraid I’ve missed the boat — prices are so high now.

If its a big lake or park, you might look at 4 acres of Boat and RV storage.  150 slots at $50 x 90% occupancy x 8 years= $648,000.
