Opportunities for LTR/STR in LA/Yucca Valley

Hi everyone -

Long time member of the community and finally making the leap to buy an investment property. I'm looking in the LA and Yucca Valley market and would love advice for cities I should keep an eye out on. I've been looking at Inglewood and Palm Springs for the last year and I'm afraid I've missed the boat — prices are so high now. PS has so many regulations on STR which would limit our upside. Feeling a bit discouraged but this community is inspiring and we want to act fast now.

Any advice? Recommendations for places to keep an eye on?

29 Palms is still very affordable and up and coming due to the Phoenix Project which is re-vitalizing areas. It's also the East Entrance to Joshua Tree National Park. My husband is a RE Broker and we have lived in the area off an on for 40 years.  Also know of a great hosting company.  Long Term Rentals are needed very badly since so many landlords have sold and so many have been turned into STVR.
