For Example: the bank or lender type you would use, the type of loan, the lending or financing platform, the deal structure with the seller/ buyer etc.

It's a good platform, and allows you to set up your tenants to pay all their rent online.  

Complete some smaller deals while at the same time working on your syndication education and increasing your visibility by posting valuable content on the BP forums, attending local meetups and event, and maybe even starting your own thought leadership platform that is focused on adding value to passive investors (like a podcast or a blog).

This issue essentially stems from the state wanting to regulate who can participate in the real estate industry via a broker's license and wholesaling can be seen as a way to circumvent licensing law.

By having them in a separate IRA, they are less open to liability exposure stemming from the IRA's real estate investment.Bottom line is that you may have multiple IRA accounts and move funds between them relatively freely.

Also, keep using BiggerPockets, there is a ton of info in here and I see many success stories come thru from those just using this platform for information!  

You can also find that a lot of crowd-funding platforms offer them, some offer it to sophisticated investors.
