Not to mention the various layers of independent contractor relationships that exist not only between yourself and the owner but as well as yourself and the 3rd party vendors you likely lean on.

The more desperate a person is, the more likely they are to pay this fee.

Conversely if I start building relationships with other investors who might have funds available (but not the time to look for deals), what value do I provide if I do not already have a ready stream of possible deals.

Does the Trustee if done in Texas needs to be a person or can it be a Wyoming LLC which as anonymity?

Personally, I may do something before then with a similar capital gains objective but with a longer hold and only in a few very narrow geographies.  

However, we don't know the names of any of these firms or companies, and before we delve into this we would like to gain some feedback or personal recommendations from those who have.  

If they have kids now you really don’t want to be the person that said no and then one gets hurt.

It’s good the person is alive and well. 

Personally I would not put all my eggs in one basket, especially if I "fell into this position"
