It's a tough grind, high taxes, sketchy tenants, high water bills, lack of parking & tough permit enforcement for rehabs.

I assume I would convert to living rooms even though I know a bedroom might be worth more, however with the current layout as described I think a living room makes more sense.If I do convert this would mean the tenants would park outside.

There are plenty of examples out there across the country of beautiful 100-200 year old neighborhoods with parks, and tidy fronts, and aged buildings well maintained.

Hi @Shefali Rai,We analyze self-storage, mobile home park, and multifamily operators/syndicators and deals every week and we have a list of 26 items we look at.

But neighborhoods can change quite quickly from one block to the next, and these aren't quite close enough for me to feel confident that they're truly comparable.One thing that jumped out at me while I was looking at the above county records is that it's officially recorded as a 2-bedroom, 1-bathroom, NOT a 3-bedroom, 2-bathroom (like the Realtor.com listing says it is). 

@Jeff Cagle do you usually use a certain percentage to ball park the future increase?

Hey Ryan, I have a duplex in Hyde Park I am doing a complete renovation on with additions.

My 4plex in Park Villas, and all units in complex are a mix of (1) 3 bed/2ba, (1) 2bed/2ba, and (2) 1bed/1ba.

I previously looked at Buffalo and newburgh .I invested in Hyde Park, just north of Poughkeepsie.
