Hi all,

I have been on Bigger Pockets for a little while, soaking up the information, so thank you for all the brave souls that post and respond on the website. I have recently decided to start my investment journey in the Buffalo area. I have lived in the area since 2017. But I plan to move across the country soon due to my occupation (military). I want to continue investing from afar, maybe one property a year. A few properties caught my eye however since I will be moving into the property for a while,and I want good tenants, therefore I want to ensure that the neighborhood isnt too sketchy. My budget is about 150k. For all my people from WNY... What do you think about North Tonawanda?  A new of my friends said stay away from Niagara Falls because it is run down so I marked that off the list. So far I like the Ken/ton area but it is hard to find deals up here. I know the west side is coming up but its hard for me to judge the good areas, since it changes from street to street. Any help would be appreciated. Thanks!

Tonanwanda is good but way higher taxes then buffalo. Niagara Falls is a dump. But good if your doing strictly rental.

Certain parts of the east side of buffalo are war zones. West side buffalo is nice but can get sketchy around the grant ferry area. Good value in south buffalo and black rock.
