Here are my total numbers since closing back in Oct/Nov:Upfront costs: $48,516.46 (closing, downpayment, inspection, appraisal)Mortgage Payments: $7,150.92 (P&I, escrow)PM Distributions: $15,761.66 (rent collected minus repairs, pest, PM fee, gardening/landscaping, etc.)

I'm trying to figure out what the return landscape would look like since these have additional utility expenses, management fees, etc.  

What matters most when you are trying to step up your professionalism is knowing the market in a deep meaningful way, like the traffic patterns, the movements of employers, the local political landscape, demographic shifts, etc.

Maybe not remodel, but updating things like carpet and paint; landscaping the yard.
