@Will Fraser I fully get how it could seem like a joke lol but part of the motivation is our frustration with Denver and partly to get a fresh start and go somewhere we have always wanted to live.Definitely open to house hacking and open to investing in a market that I do not live in, but, I am a first-time home buyer and my thought is to get into my own home first.

My action would be to lock in long-term rates on multi-family projects and try to push maturity out a fresh 10 years.  

I'm curious what all of your thoughts are on buying a home that has freshly been remodeled by a flipper - maybe things to look out for or common mistakes or short cuts taken?

phase 1 will not confirm contamination. it is not an intrusive investigation. just a site visit and records review. most dry cleaners have unreported contamination. the phase 1 might flag a current dry cleaner for further investigation. however, it is the historic ones that are of greatest concern and if could be hard to determine if they conducted onsite operations or were just drop-off.

We love new floors and fresh paint.

Cleveland, Detroit, Duluth and the whole upper Mid West have access to fresh water and won't have the same humidity heat events as the growing SE US. 

The house is in a demanding area and with a little bit of clean up and fresh paint can be rented for $1700 or more.
