Watch as many videos as you can and educate yourself.

Personally, I would love identify a good location first, ideally in LA, for a 3B/2B property that would be under $500,000, ideally with a garage or ADU, in a safe neighborhood not far from a college campus, that would be a fixer upper.

As an agent, I have access to the MLS and I was able to find some distressed properties but how do I find those ideal or "off-MLS" deals?

Most RE project finance is either Equity(shares and shareholder loans), Debt or Hybrid(mezzanine finance,  preferred equity).
Suppose a multifamily township development project has LVR or LTV of 60%, 60% debt capital...

I would make a video showing you enter and walk around showing anything that is left.
