It may not match everyone's specific condition but there are some good ideas in there for most of us who haven't put together a letter/e-mail yet.  

I'd just throw out the remote investing concept if you can't find a good match in your area. 

The problem is that the information in the application for each of these residences is all mixed up and doesn't match what the applicant's landlord references told me.

Although not ideal, I think this is much better than forking out $500+ a month to rent somewhere vs. paying down my own home.

I realize that house-hacking is ideal because it gives you a place to live (and get your mortgage paid by the other renters), so if you can get a co-signer and go conventional, that's perfect. 

If somehow you can get closing costs waived & a line of credit against the property sounds ideal. 3.8% sounds better than some owner occupied..... 

Ideally, I'd learn how to go through the process and maybe make a little.Feedback?
