They know how to get deals, renovate, push equity, screen tenants and manage.

For example: I live in the first house for 2 years from 2020-2022.

Any business where you're going to be seeing more houses than a normal person sees is going to help you add value in a real estate transaction.

I have asked my tenants to confirm their contact info and names of all people living in the house including name and age of their children. 

If long term holds aren't working right now because of high interest rates, maybe look into mid-term or short-term rentals.If mid-term or short-term rentals don't work for a property or market, consider simple fix and flips.If entry prices for simple fix and flips are too high, maybe look for major renovations.
