Sports, the social aspect, getting out of mom and dads house, the list goes on.  

The truth of the matter is; just because someone provides you with a bid does not mean they are qualified to determine every aspect of your project or are they able to complete the project for the price.  

Will your $74/mo property manager get you a good reputable contractor to do the repairs or are you managing that aspect due to the rate?  

First time flippers (SHOULD) get multiple bids on every aspect of the job.

Instead of getting piecemeal advice from different people / directions on different aspects, try reading through several of their articles. 

Risk based on either area/tenant quality or the condition of the buildings (generally the condition aspect is why cap rate is a range for each geographic area) More risk = a higher cap rate and therefore a lower price. 

Highest and best use is the most important aspect of development.

Be careful not to surround yourself completely with people who think just like you and no one else.Another aspect critical to your success is training to find the right life partner to be with.

However, I've liked all aspects of what I've heard thus far.
