I'm starting to get a little frustrated due to not having a proper maintenance and repair system in place.

It's very frustrating.

I just wanted to share my frustration with people who try to pitch ideas, or sell you some crap using techniques described in books, it is such a turn off and cause me to just stop listening the first second I hear crap flowing out someone's mouth,.one thing that drew me to real estate was of course rich dad poor dad.

I understand the need for appraisals..especially for lenders to be sure the property is a just price for what the buyer is paying, etc...However, the fact that there is SO much riding on deals with certain lenders, and other aspects of the real estate world on appraisals is really frustrating to me.  

This is definitely a rookie question, but I have been frustrated with Zillow and Trulia with not having accurate info.  

Another tenant was placed, signed the lease, and immediately wanted out, which was frustrating.

The tenants seem to be very frustrated with the current landlord about how he fixes things. 

What was most frustrating was the unexpected CAPEX that bogged each of my lower-end rental properties. 

As we all know, depreciation on assets such as real estate, restaurant equipment, etc. is a wonderful tax strategy, and one of the many reasons it is beneficial to invest in these asset classes.Now, here's the frustrating part - the underwriters are counting the bonus depreciation as a cash loss against my W-2 income and are saying I don't have enough income for the loan (the W-2 income from my 'day job' is six figures, and the only personal debt I have is my primary residence and a vehicle!!!).  

She purchased Quicken thinking that it would work as our accounting program, but is now disheartened and getting frustrated with it.
