The finance aspect is what I feel least informed about and the area I am working most to understand before I put an offer in on a property.  

I understand that that formula is a base line and you can between 60% - 80% depending on the property.

I am not trying to throw cold water on your plan, but be sure you understand the risks involved before investing.

I agree that if you have no money that wholesaling is the way to start, but I cannot understand why you would do flips to find long term rentals.1) BRRRR is a way better way to learn construction management than flips.

I understand I am fortunate to have the opportunity to get a Masters degree but like I said, I'm not a student.

Definitely understand what you mean about it being mostly paperwork... but what about a mini-vlog series by you or Josh where you update the audience, show the paperwork, record the phone calls with the seller, show us the progress of the property etc?

As a current tenant myself, I understand the nuisances that come from the property and sometimes the property management company.Today I received a 3 day notice to pay rent or I will be evicted one.
