Education goals, planning, patience, knowing how to estimate for some offers, learning how to say "no", and enjoyment are all things you have to get serious on if you want to be a successful investor.  

It can happen but more likely this is a 10-20 year endeavor if you will lose interest in this time don't bother starting :)Make sure your husband/wife/partner is equally invested in this idea.

I really enjoy hiking and camping, nature photography, cycling and computer gaming.

My team and I have been doing it for close to a decade now and I thoroughly enjoy it. 

I have great support with my SDIRA company as well as my 401(k) company and so enjoying the ability to consult and work with each team - can never get enough help!

If you love what you do, treat your clients right, and enjoy life more people will find that appealing than (just being about the money).That is one of the hardest things for some new agents is to not wreak of (desperation) for a deal and cash for survival.

I thoroughly enjoyed the work but wanted more money so i went to work in the union in NYC.

That being said, I enjoy going to local meetup groups to discuss REI topics with fellow investors.
