I have 14 properties that range from 5 units to 65 units. i.e. fire inspections, renovations, landscaping projects (palm tree trimming, crepe myrtle trimming), notating new appliances (per unit), owner specifics (flooring type, paint color, interior finishes), capital projects, pressure washing, just to name a few.

The kitchens need serious revamping so we discussed adjusting some of the architecture to give it more of an open feel to the room.There are some large trees with root structures that go under the building that will need to be removed, sort of a costly piece but they really impact the look of the property.

Cost Segregation will allow them to depreciate personal property and assets such as the parking lot, trees, sidewalks, flooring etc over a much quicker time than over the general 39 years MACRS allows.You also need to realize that depreciation WILL be recaptured when the property is sold that is why we often recommend a 1031 exchange to defer the gains and move up to larger properties.

LOL.. you see it as way too hot.. well I have one going now.. see how it turns out... to me its cheap with a ton of upside and not much competition at those price points.. compared to our local market here in PDX>When we are local we can't see the forest for the tree's.... we think all these people that were buying 5 caps in PDX 5 years ago were nuts.. well rents in the last 5 years have gone up about 40% across the board so I guess they were smarter than us locals..
