I'm a commercial real-estate agent, and advisor to high net-worth individuals on the great benefits of investing in NNN-lease properties. These are properties such as a CVS or Walgreen store that an investor buys. The company/lessee then leases back the building from you with a NNN lease, where you get about 6% net income return on your investment.

This is passive income that you get every month, like a CD or bond. The investor does not have to bother with or manage the building in any way, because the company leasing the building takes care of paying all expenses and managing the building. That's what NNN-lease means.

 So it's a great investment for high net-worth investors like doctors, lawyers, business owners, or any other person who has $1 million or more cash sitting around in the bank earning less than 1% on their money.

The NNN lease property lets the individual earn 6% to 7% net cash per year, with NO responsibilities in managing the building. There are also tax benefits to these NNN properties because you can use depreciation on the building to offset your income from the NNN lease.
