So with that there is pretty much no involvement from him besides stopping by and picking up a check once a month, so the answer is no.... no disclosures, no guarantees, no updated financials, definitely no triple net leases either, Usually I can't even get him down there for a few days if theres a leak or something.

Also, as a seller owner financing a cosmetic rehabbed property, do we have to provide any special sellers disclosure (SPD, i think it is called) to the buyer, since this is an owner financed kind?
