Is it a “shotgun” approach where there is a vast array of owners or are you deep diving into a motivated “niche” list.

You can do a hard money loan if you can find houses at a deep enough discount and are ready to manage a renovation.

That is a tough one @Michael DeAquino because it depends on how deep the pee got. 

Inventory is 50% below last year at this time and we were already deep in a seller's market.

I'm all in favor of protecting tenants from rapacious landlords, but Chicago and Cook County go off the deep end.

We get about 20-30 investors on each call and we deep dive Philly and surrounding areas.
