I do credit screening last, after the basics, including a free criminal back-ground and sex offender check.  

@Ras SchusterRas, you are correct that under the new Act 176 that a landlord can now terminate any tenancy when they have reason to believe that a tenant is engaging in criminal activity, drug related or not.  

Once you pass the state and federal exam and apply for your application (assuming that you don't have a criminal background that would hinder you) you will be licensed as a provisional broker.

BYW.. so many people when you (constructively) criticize them, they take offense to it... even when it is meant to help.You have a solid attitude my friend.

I just checked the Criminal Report and it's tampered in the exact same way.

We’ve had 2 applicants this past week, unfortunately, we had to turn both down due to credit issues, and one had a horrendous criminal background.

In the letter tell them that is they don't pay you will be filing in Small Claims Court.BTW- if they have decent credit and not a pure credit criminal you will likely be able to settle the issue and revive payment on the 1st court date thru mediation without it even going further.If they don't show up, then you will receive a Judgment which you then file at the courthouse which will not only show up on their credit, but will at what ever interest is set for that year for your State or County.
