Just my way of seeing their character and determining if they are trustworthy or serious buyers.

I am comfortable with the person's character and background and consider them trustworthy. 

I've found that good subs are more likely to give you better referrals - to people of similar values and character.  

In terms of how it may differ dealing with a wholesaler versus a private seller I'd say the wholessaler is probably more savvy and profit driven.  

The price on the washer/dryer hookup is market driven.

Then, if the tenant doesn't pay their rent and you evict them, you get to keep $50k.It's probably less shady of you to sell to them with some sort of note-driven owner financing ... but then you have to hassle with foreclosure if they don't make their monthly, even though you know they have $50k in a pile somewhere.Just to clarify, most of the people that I've talked to that operate using lease options would prefer a buyer give them $50k NROC on a $94k purchase and that the buyer have a letter from the bank saying that they most certainly do no qualify for a bank loan, because then in a few months, they can do it again with another buyer, and make even more money.So the question becomes: How do you want to make your money?

I have "driven" around on google maps street view enough to know that you get a real mix of properties within close proximity. 

With older houses usually comes more expensive rehabs; especially if your goal is to restore the character of the house.  

@Gabriel Cardenas Im all for education because it is important, but if you're a young, ambitious, driven hustler you can still do well in college and be grinding at real estate simultaneously.

House has a lot of character.
