Purchase price: $10,000,000 Cash invested: $100,000 Contributors: Jered Sturm Invested in 2 syndications for multifamily in Cincinnati Ohio as a passive investor.

The obvious play would be for the low purchase price/cash flow. 

Purchase price: $295,000 Cash invested: $22,000 Before moving into this house we had to add piers under the hours as the previous were not grounded with cement.

I would be doing this to gain the anonymity of the Wyoming LLC, limiting my liability regarding the property to the LLC and also gaining the creditor protections of Wyoming law, since it only provides for a charging order that does not permit a creditor to force sale, direct distributions or acquire an LLC interest, even for a single member WY LLC.

Would something like this have to be bought in cash or can it be financed?

With the additional cash coming in maybe the next journey for you is figuring out how to diversify in another asset?

I don't think we are going to see a ton of appreciation on the properties we buy there, but for us, the cash flow makes up for it.

In adddition to requireing my tenants to have a renters' policy, I have umbrella insurance that provides additional liability protection (above and beyond what your homeowners provides for your rental).
