I then approached the owners directly via my direct mail (post card or letter) marketing campaign.

After looking at their yellow letters and having our order scrambled, I decided to do it myself for this initial campaign. 

I have considered that with running a direct mail campaign but I truly feel California is not the best location for investing in houses in the price range I need, because realistically here they are not priced that way if they are again the same issue of it being low rent and high crime or its an area way away from any commute or jobs. 

I'm now on the process of doing intell, learning, building relationships, and marketing my first direct mail campaign. 

What do you consider or qualify as a "response" in your direct mail campaign?

I'm new to the commercial multifamily investing game and I'm trying to start a direct mail campaign for apartment building between 10-30 units in the Johnson County Kansas Area.  

When I say legit I mean he is in it full time with a staff, advertising campaign, etc and "doing the business" not a up start wanna be.
