Possible Private Lender?

Hello everyone,

I recently found out that one of my close girlfriend's mom is a broker/wholesaler/agent. I got to talk to her on the phone and answer my questions. She was very nice and extremely helpful. She has 25+ years of experience in REI, but in particular she is Pro in fix and flips. I want to know if it's possible to partner up with her especially if she is funding the deal. How can I approach her about this ? And what kind of offers with her I should be looking at? What will be her motive to fund me and be my private lender?

With that being said, I thought I should mention that I'm new and still haven't done any deals. I'm now on the process of doing intell, learning, building relationships, and marketing my first direct mail campaign.

 Yes, this is possible. You approach her by putting a great deal under contract and offering her the opportunity to fund the deal as a lender or as a partner. Her motive? You make your offer profitable for her, preferably, very profitable.
