Possible Private Lender?

Hello everyone,

I recently found out that one of my close girlfriend's mom is a broker/wholesaler/agent. I got to talk to her on the phone and answer my questions. She was very nice and extremely helpful. She has 25+ years of experience in REI, but in particular she is Pro in fix and flips. I want to know if it's possible to partner up with her especially if she is funding the deal. How can I approach her about this ? And what kind of offers with her I should be looking at? What will be her motive to fund me and be my private lender?

With that being said, I thought I should mention that I'm new and still haven't done any deals. I'm now on the process of doing intell, learning, building relationships, and marketing my first direct mail campaign.
