In general, yes, but the 50% rule is just a broad guideline.

For example, Fishers, Carmel, Zionsville, Broad Ripple....you are going to be in A class neighborhoods. 

The podcasts are more specific in topic than books and when you first start out you want more of a broad overview so you can decide what you want to look more into.

I know if the numbers work some investors will pull the trigger no questions asked, but also on the other side of the spectrum some investors won't entertain the idea of buying site unseen.

What I would suggest is something very broad on real estate like "rich dad poor dad".
