My simplistic example above was just pointing to the fact that lower rents will give you greater physical occupancy and a greater pool of applicants to draw from; and thus better tenants in theory if your screening procedures are good.  

This way you can pool your personal and retirement funds.

Since people are successful locally, maybe rule out long-distance investing and focus on how to do this in our back yard?

Many buyers are unwilling to wait that long and so the pool of buyers is not as large for short sales as for traditional home sales. 

Obviously these are large luxury properties, usually have a pool and are rented for weddings and as group venues.
