The reality in commercial financing is that most banks want a shared risked arrangement (they want some of your skin in the game).

I need to look into LLC's further now that I know they are a common vehicle for this type of arrangement.

You just need to have a plan here...your thoughts in this thread are stressfully written so I am guessing that is the way they are arranged in your head. 

Going further, can I pay myself for the time I spend arranging the transaction?

If I've already hired them to do this job for me they might come with me for free, however if I have no commitment or arrangement with them, they charge me a fee to do so.

Simply ask the tenant if they wish to stay, making their own arrangements, or go.

And if you would include your actual area (since everyone will say “yea but my arrangement is more expensive”) that can be taken into consideration.
