Average rehab cost per square foot

Hey all, I'm a new investor in California and have noticed interesting deals interesting Texas, but can't figure out average rehab costs per square foot. 

For a house about 2,000 ft Sq, with light rehab (paint, floor, landscaping), what would an average price be? 

I'm a wholesaler and have California calculations, but trying to figure out other states. 

Feel free to offer up other states, as well!

@Guy Gimenez thanks for giving your average. Too many smart *** people here giving hundreds of nonsense answers, “it’s impossible, it depends, you have to do all the math and figure it out.” That’s like a car company saying “gee we can’t tell you how many mpg your car will get, there’s too many variables”. There’s always an average....😒
