Hello BiggerPockets members,  What tools are you using for local rental rate for commercial retail properties ?

I'm doing some initial analysis and have spoken to Engineers/Architects/System Suppliers, which has been useful in building a framework.I would really appreciate connecting/speaking to developers that have hands on experience with historic adaptive reuse conversions, to get advice on the good, the bad and the ugly, and find out what to focus on and what they wish they knew earlier.Thanks in advance.

There is a big difference between not taking action because of something like analysis paralysis and not rushing to jump into something that you aren't familiar enough with yet.

Now it is time to actually make moves with real money, not just spreadsheet analysis!

Ask about those things before buying to figure into your analysis.

We are running the numbers on a property that could potentially be our first (I hope) and our current analysis involves using hard money lender (finance costs).

@Suzanne Reilley and @Mitch Foster for self employed borrowers, if you're interested in a non conventional income analysis there are several options.
