I don’t have any other hesitation other than the total income they receive from their jobs not being sufficient (at least 2.5x the monthly rent), but should I consider the six months advance rental payments knowing they will have access to additional income made from the sell of their home?

There's no way I'd own more than a couple of houses without it, as the ability to leverage would be so limited that only the cream of the cream would have access to those funds.

I would assume a 50% expense ratio because your lot rent is still below $300 mark and the % to run a smaller park is very comparable on a per lot basis up until the 75-100 space mark and/or you have over $400 in lot rent.are you going to manage this thing your self?

You can look for someone who specializes in selling that product but they will most likely be a Farmers or Nationwide agent that has access to quote with those carriers.

The old stuff looks clean and not dreadful, and is in neutral colors, but isn't that nice (e.g. the cabinets are kind of rickety and the DW/fridge don't really fit all that well into the space made for them, the floors aren't missing pieces, but also are a bit uneven in places).
