The seller had been divorced and left the property just as he did for over 10 years and his son was sick and he just wanted to get rid of it and get out of debt.

I was thinking of possibly doing a lease option but if much rather just wholesale it to get rid of it.

Get rid of any credit card debt and car debt!!!!!!  

If it is, technically I can terminate their lease and get rid of a huge pain in the you know what.

My plan for this place would be to get in there get rid of non paying tenants or get rid of all tenants over time and fix up units as they become vacant with the plan to trying to change the tenant quality on the place.

Is there anything else I can do in this scenario  If he's a recent homeowner, the credit report will have his payment history on his mortgage, which is more authoritative than the current landlord (who might just want to get rid of a bad tenant) anyways. :)

Maybe, just maybe, they will want to get rid of it and you'll be the first one who actually took the time to contact them?

About a month ago i took out an unsecured loan to pay of the lien of the vehicle in case i decided to trade or sell for less then it was worth (just to get rid of it because its been nothing but an expensive nightmare). 

Let them try and figure out a way to get rid of the underpaying tenant.
