(Note: I've seen a lot of posts questioning what rental rates should be, IMHO if you can't walk into a place and nail the going rental rate, that's trouble)The property is not listed, and expect that buyer will be paying full brokers commission.

The dishwasher won't come out without busting up the tile in front of the dishwasher cavity. This is one of many reasons to dislike the kind of fools who put hardwood floors in kitchens. If the hardwood's nail-in random-length, you can bring the pieces in front of the cavity out slowly with stiff scrapers and pry bars, and then nail them back in, face nailing the last few rows.

@Edson Jean @Mike Cartier pretty much nailed it.I would talk to him and if pre-approval turns into a problem, a secondary strategy would be to approach a good LOCAL bank, like a Rockland Trust, Eastern Bank, Webster Bank or a credit union to see about a portfolio loan.Portfolio loans are not sold on the secondary market and are not subject to the same rules and restrictions as those that are.Where are you looking for a MFR?

Just as we can nail down an ARV in our market, another investor or investor agent should be able do the same in their market.
