Setting up referral leads

I love the idea of only paying for marketing when I close a deal. The only thing I struggle with is an efficient way of approaching people who would know people who need to sell their property, like lawyers, contractors, postal workers, etc.

Is it as simple as basically writing an email and saying "I understand you may be working with people that need to sell their homes. I'm a real estate investor that will give a $500 referral fee if you send me a lead and I sell the property." Or something like that?

Or is there more to it?

How have you set up referrals in the past?
