Anyone investing in West Palm Beach or around it? How do multifamiily perform? 10-30 unit properties. It doesn't seem like there's many locally. I'm also a buyer in Broward and Dade, but the numbers are difficult.

I purposely staggered the leases to expire 2 months apart, and I made them shorter so that I could get a feel for the tenants and address any issues with a new lease if they opt to stay on.

If the wind blows heavily, I used to live in Houston and now in Colorado-both high wind areas, it can easily peel at least several courses off.Low wage workers, and let's face it roofers are relatively low wage, are NOT CAREFUL in their work habits.
