The seller (via his brother) promises to remove the current tenants before the closing date.

Although, I found some properties he listed on MLS and some reviews (positives ) based on those only but I can't for the life of me find any review about the mentor programAlso, he promised to help finance whatever deal the protege come up with and help analyze it as well all for 50:50 profit split.

I was curious to how others started, and I have linked with many people that could be promising relationships in the future, but I do see your point.

Can't promise it's an alternative for you but maybe an avenue to look into in case there's anything there for you.

Sounds like you are asking him to hold the apartment for all of December and some or all of January on the promise that you will pay something at the end of January?
