Renters demographic - The majority of the renters here are young couples with small kids, tech savvy millennials (tech employees & university students).

Currently I am an employee, working to pay off some debts and trying to save for downpayment, but it seems that it will take me forever in my case.

I don't have any business entities set up (just a regular ol' W2 employee for now, though this whole scheme is about changing that eventually...)Were I to try to qualify, I suspect my quickest path would be to set up an LLC for my future investment activities (something I planned to do anyhow).

I'm a full-time employee making 100k a year, have a small barbershop and paying mortgage on a single family home.

They typically have more employees than your ma and pa and therefore be able to turn it faster.

I now "hire" apprentices versus employees and teach them what I know as they work within my business.

B will attract young professionals and white collar employees.  

You do not need LLCs just have adequate insurance coverage when only owning a few properties especially when you have no employees.

Also, my business adventures so far have had no employees and only a few partners.
