My goal is to leverage my soft skills when I negotiate purchase price with seller and focus the transaction on relationship and help instead of price.  

One metric though I think would be helpful for people to look at is percentage of sales that are all cash transactions, and percentage of sales that are conventional loans versus low down payment loans.

After my last 2 purchases, Clackamas county has sent a letter wanting to verify that the transaction was at arms-length (to properly assess I'm guessing).  

The reality is you can not apply the US system of RE wholesaling to Germany because of different laws and different ways of doing real estate transactions.

You could laminate a nice copy and attached it via a small chain to the sign. 

Escrow/title company will pay off their lender when the transaction closes. 

The lender ends up with a decent return on what is hopefully a lower risk transaction given the skin in the game of the borrower or the high spread of the deal.

Move to St Johns if you can afford it,especially Durbin Crossing/Nocatee.I live there.Your kids will thank you.I loved Ponte Vedra Beach as well but it appeared even more expensive than St Johns in general at the time.But absolutely do most of your investing 30 minute north in Riverside/St Marco/Murray Hill.
