AKA the theory of generating passive income is easy to visualize but once you start putting the pieces into action it becomes difficult/frustrating.

I don't really know if it is enforceable in court but hope it would be more of a deterrent or something I can take out of the deposit. 

It's easier for the renter to see the final outcome rather than try to visualize a space with construction material all around.

One more thing on hanging artwork to make it visually appealing, the rule of thumb is to hang it so the middle of the painting is at eye level- about 57 to 60” from the floor, unless it’s over a sofa, then the bottom of the frame goes 8 to 10” above it.

I believe in visualization and self actualization.

I am a visual learner what works best for me. 

A property like what I am visualizing (large hole in roof for years) may require several different issues addressed such as remediation, abatement, etc. these issues alone could make this a very bad investment and it's not a good way to start.
