Dealbreaker? 4WD requirement for steep gravel road/ driveway

Anyone have experience in mountain markets where a lot of the properties require a 4WD/ AWD to access? Seems like this would cut your potential customer base in half. Would love to get the input of anyone with first-hand experience

Also, I live here in the mountains and some of these roads - even the paved ones - would make people who don't live in the mountains sick. It's not just getting up/down them in the winter or rainy season, it's the drop offs and road caves that can get you. Or the trees that fall across the roads. Some of those places, no tow truck is coming to get you if you slide off the road - you're talking about a tractor or excavator with chains to pull you out. So I would recommend at least seeing the place in person and driving up to it yourself before buying.
