My first question is: with all the SFR conversations, it seems like the underlying assumption is that one family will rent it out as oppose to multiple strangers.

I'm no stranger to doing yard work myself, I used to own and operate a small yard helper business in college. 

If a stranger came up to you and asked you for $10, you might be hesitant, but if your best friend asked you for $10, more than likely you'd be willing to loan it to them. 

Unfortunately the HOA didn't consider it prudent to take care of the small things before they became really big problems.I think of HOA's like partnerships with complete strangers.  

That way, you aren't a stranger calling when you need them.Commercial finance is not overly complicated.  

For some of my properties, I hold with my long time friend too (even some real estate investors may think it's a bad idea, I personally think it's good to do business with good trusting friends rather than strangers).Numbers / percentage will be per my earlier comment.  

And, I lived about 15 min from there for 5 years, so I'm not exactly a stranger to the area. 

Don't have time to wait on the market for months, letting strangers tramps through your home?  

Don't be a stranger.

Maybe they would agree with your attorney, maybe not, but at least you would have professional legal representatives providing advice, rather than strangers on an online forum (no offense BP!).
