I  decided to move there to manage my assets, but it is a great area - something like 400K people in the Eugene/Sprinfield area, it has University of Oregon which is HUGE,  the area is also called "Track Town, so lots of Nat'l Track & Field events, and it's also called the Silicon Shire - so lots of tech industry.

I am in the Provo Utah market where the new Silicon Slopes high tech boom is happening here.

Here in Silicon Valley where rent for apartments 2/1+ were <$4K a month. 

Moreover, apart from there being no assurance that the roof would make it through the Winter ahead, there was absolutely no guarantee that the roof would remain a viable candidate for a recover much less a silicone roof coating application designed to extend the life of the existing roof surface for another 5 to 10 years in which event the only remaining option would be a complete a tear-off and replacement priced considerably more.
