Long story short, if you can and are willing to hold 7-10 years it's fine otherwise buy the next asset class (townhouse or a semi).

@Rory M.I definitely would recommend staying at least semi-local (<1hr away) for your first investment property. 

Google is semi confusing.

It’s a living room, dining room, eat in kitchen, bathroom with a stand up shower and then front and rear porches with an enclosed semi private small yard on the ground level, and then 3 bedrooms, a full bathroom and a pretty big walk in hallway closet on the 2nd floor.

For example; I had a tenant that didn’t tell me about her shower diverter not working, until I did my semi annual inspection.
