I can't imagine trying to find random people out there to help you.. not that it can't happen it can.. but I can also see a lot of abuse .. by those that are users that will just use you.

@Henri Meli The mentor I have now has been great at checking in w/ me and giving me solid advice (actually met him randomly at the airport and one conversation turned into him becoming my mentor).

If you can't work deals at tighter margins - then you can't do MLS; (2) you need follow-up, people put random stuff under contract all the time, once it falls through you can step in - but you need to be there.

While you are working on cleaning up you debt, you could also work on improving your knowledge in Real Estate and get familiar with all the other Real Estate investment strategies, Learn how to analyze random deals, ... etc.

I have a Ring door bell and the thing goes off line randomly and has had battery issues, all in less than one year of ownership.
