Our top return property is far better than our average return property.I do not get to make the rules (and there are many rules/regulations that I do not like), but the rules have not prevented me from making good profits in CA real estate.

I've wondered that myself and thought: If an investor was looking for birddogs why would the birddog have to pay the investor money before they began securing leads for the investor, that the investor would then in turn give the birddog an investor's cut on the profit end???

And even if they do, they can change that at a monthly BOD meeting.Plus, since you are going to have to hire out the 1) Property Mgmt, 2) Repairs and maintenance, and 3) cleaning, your profit margin is going to be very slim, particualry in a condo (which will have a much leaner net profit than a basic house.Not trying to be a downer, but I'd suggest looking at another avenue for REI.

The price to build is not linear so the bigger the house that can be built the greater the profit per SF.
