Since 2020 we've been selling these units to individuals and organizations that may buy from 1 to 5-6 units each, but currently trying to expand our business.Given the interest rates for financing these types of structures and how much landlords are charging (for both short-term and long-term rentals), I found that the net income is way higher than the average mortgage payment, so basically it's free money.I've been thinking it'd be a good idea to partner up with a real estate developer to develop a mobile park.

Reminder:Ground improvements qualify for bonus depreciation.This includes various landscaping.Roads and external parking areas.Sidewalks and pathways.Fences.Utility systems (including the installation or improvements to water, sewage, drainage, and electrical systems).Outdoor lighting.Rec facilities (like playgrounds, sports courts, and swimming pools).And more.It's a big category for depreciation/bonus depreciation that we love.

I think you are in the ball park with your assumption on 2% rule in the area.HOWEVER... my rehab costs far exceeded what I was budgeting and built into my UW.
